2 Gbps service, still only able to pull 400-500 Mbps on Wi-Fi right next to router.

Upgraded from 1200 Mbps to 2000 Mbps and my speed tests before and after virtually the same.  In fact I have barely been able to replicated the numbers I was able to get before.  I tried resetting everything and still the same.  I'm not sure what I should expect on WiFi since I know it will be a bit slower than connected directly with an ethernet cable.  Here's what I've done so far to give a better view of what I'm looking at. 

My PC is about 25ft away from my router, which is in my garage (finished) and my router in my living room, so yes it has to go through walls.  I have the Arris TG4482A and my PC has a Killer Wi-Fi 6 AX1650i 160MHz that has a max speed of 2.4 Gbps.  The best download speed it can muster is about 140 Mbps.  When I test with my phone, in the same location (again 25 feet away and through walls) I get about the same speed as my PC.  When I move my phone (i phone 12) right next to the router I can see somewhere in the 400-500 Mbps range, so I assume my PC would do about the same at point blank.  I have not tested connected directly with an ethernet cable.

Now mind you these speeds are virtually identical to what I was getting with 1200 Mbps service.  I wasn't expecting a massive increase in speed, but I expected to notice SOMETHING.  How do I verify I'm getting what I pay for?  Should I get a CAT-6 cable and hook it up directly?  Any advice would be appreciated as I'm very limited on knowledge on this topic.

jdmgtp Good morning! Thank you for reaching out to our Xfinity Forums Team regarding your speeds. Having a lag, can be frustrating for sure. I'd be happy to help you get this figured out today. Are there any troubleshooting steps you have tried? This way we don't repeat the same steps. You could try hardwiring, and see if that helps.

Haven't tried anything besides what I said in my post.  I'm going to try the LAN but I want to make sure I get a proper cable.

Definitely YES on hooking up the cable.  If you were getting 1200Mbps on the cable, but 400Mbps on Wi-Fi, then 800,000Mbps on the cable might not affect the Wi-Fi at all.

Ok I will get a cable and test the speed with it.  Is there anything specific in need to look for when getting one or as long as it's cat 6 I should be good?

Cat 6 should be plenty. And you won't get much more than 400-500 Mbps with your iPhone 12. Newer the iPhone, faster the wifi speed you'll see. I would also request an XB8 modem to replace the XB7 you have now. Just set up an appointment at your local Xfinity store and bring in your Arris TG4482A (XB7) and ask for an XB8.
