Port Forwarding Error: Sorry, we're having some trouble gathering the list of your port forwards

Xfinity installed brand new XB8 modem and I am unable to setup port forwarding with this error:

user_ijm6ce Thanks so much for reaching out to us here to let us know you are having issues setting up port forwarding. You can find instructions for setting up port forwarding here https://www.xfinity.com/support/articles/port-forwarding-xfinity-wireless-gateway. Can you please tell me if you are you setting up port forwarding through the Xfinity app or the Admin tool?

Port forwarding is disabled in "Admin tool" with message go to Xfinity app to setup port forwarding. Trying to setup using Xfinity app gives "Sorry, we're having some trouble gathering the list of your port forwards" so there is no solution.

Port forwarding such basic functionality for video games, video conferencing, remote computer access, phone service that leverages voice over IP technology yet after talking to 3 different Xfinity support employees nobody knows why it is not working and how to fix it.
