Ps5 low mbps

My wife and I just moved into our new apartment and are paying for the 1000 Mbps Wi-Fi package through Xfinity. When connecting my PlayStation five, and testing the network connection, I am only getting between 15–30 Mbps as my download speed and my gaming is laggy, the Xfinity app is telling us we have a strong connection and that we are getting over 1000 Mbps to our apartment. I have experienced this issue before, and I have reset modem, and PlayStation multiple times. very confused and frustrated. Please help.
